Kellswater Bridge Town Center

Kellswater Bridge is a planned residential community with a “walk to” and/or “drive to” neighborhood Town Center. The future Town Center is designed to provide neighborhood office, retail and multifamily residential for sale or for lease on a 30 acre site adjoining the Village at Kellswater Bridge residential section and fronting on the Kannapolis Parkway. The Town Center is also a destination site located approximately midway between I-85 at Exit 54 (3.5 miles) and downtown Kannapolis and the North Carolina Research Campus (3 miles).
 
Preliminary plans include 288,000 square feet of buildings and 80 residential units. Buildings will be 1-3 story with sizes ranging from 4,200 to 27,000 square feet with adequate parking for all uses. 
 
At the center of the Town Center is a planned Town Park and neighborhood Chapel. The Town Park, which is approximately the size of a football field, is designed for neighborhood gatherings and community events on the lawn. The Chapel may be reserved for receptions, weddings and other community needs by Kellswater property owners. 
 
Sites include office buildings for small businesses (insurance, real estate, attorneys, dentist, family doctors, chiropractic physicians, optometrist, weight loss centers, professional office, banks, dry cleaner pick up, child care, exercise facilities, hair and nail spa, etc.), retail (neighborhood food market, ice cream shop, pizza parlor, coffee shop, deli and other restaurants, clothing store, novelty shops, etc.) and residential (multi-family over retail/office, live/work units or stand alone multi-family). 
 
Sites are for sale to builders/developers who want to provide office, retail and/or Charlotte homes for sale and/or lease. All plans must be reviewed by the Kellswater Bridge Architectural Review Committee for approval. The Town Center Association will provide on going maintenance for all common area with dues for each owner/tenant.
