What kind of project is Kellswater?
Kellswater is a mixed-use community. The Village at Kellswater Bridge is the residential area which will have its own Town Center . Kellswater Commons will be commercial and retail center and the location of a luxury apartment complex.Kellswater Corporate Center will be the site of corporate and/or medical offices and facilities.

It will serve as a site for community and neighborhood service-type businesses such as a bank, cleaners, salon, child-care, florist, coffee shops, ice-cream parlors, offices, etc. There will also be a chapel and Town Center Green. The Town Center will be within easy walking/biking distance of the homes in Kellswater Bridge.
How many houses will be in Kellswater Bridge?
There will be approximately 250 dwelling units in the first phase of Kellswater Bridge. Future phases are under design with a total of over 600 residences.
What is the projected “build-out” time?

How long does it take to build a house?
This is a function of the size of the house and weather, but generally, 5-8 months.
How big are the lots?

Yes. The Kellswater Bridge Manor House looks like a big southern plantation home, but is really 4 executive townhomes. The Townhomes on Kelsey Plaza are two-unit buildings. Kellswater Commons will have a luxury apartment complex.

Currently, from the mid-$200,000’s to over $800,000.
Why are there “Approved Custom Builders?”
The Kellswater Bridge Development selected local and regional builders based on the quality of their workmanship and their ability to interact with clients to customize and personalize their new homes. Can I purchase a home site and have my own contractor?
Only Approved Kellswater Bridge Builders can build homes in Kellswater Bridge
Is there architectural control?
Yes. In order to preserve the quality values and streetscape of the community, the Kellswater Bridge Architectural Control Committee must approve house plans; site plans/ foundations; garage design, location and specifications; chimneys; vents and vent pipes; architectural shingles; exterior materials; exterior colors; exterior lighting; landscape plans; fencing specifications and location; HVAC equipment location and/or screening; and location of crawl space access.
Can I use my own house plan?
All plans must be approved by the Kellswater Bridge Architectural Control Committee. You may submit your plan for approval.
What exterior materials are allowed?
Brick, stone, James Hardie Siding (or approved equivalent), stucco, approved shakes, approved boxing material (vinyl boxing may be used if specified and approved.
Can I have a basement?
Yes, there are sites available which are suitable for basements.
Are wooded lots available?
Yes
Can I have a satellite dish?
Fiber to the home replaces the need for satellite dishes. If, in special situations, a request for a satellite dish is submitted, approval is subject to the terms and conditions in the Kellswater Bridge Restrictions and Covenants and architectural review.
Is there a Homeowners Association?
Yes, there is a Kellswater Bridge Master Association.
What do the HOA dues cover and what is the amount?
This fee covers (1) year-round lawn maintenance for every residence (mowing, pine straw replenishment, fertilizing, aerating and seeding, and shrubbery trimming); (2) maintenance of all common property;
(3) maintenance of and membership in the Residents’ Club; and (4) telephone (including virtually unlimited long-distance calling in the contiguous 48 states), high speed internet access, television and security monitoring for each home. All of this is provided for $290.00 per month.
